When a decision is made on a planning application, it may have conditions. These will often be around the following:
- details that need to be agreed before the permission can be started, these are known as ‘pre-commencement conditions’
- details that are required before the development can be used/occupied such as landscaping or boundary treatment
- details that restrict how the development can be carried out
- restrictions on how the development can be used or operated once complete
Each condition is required to have a reason setting out why the condition is necessary.
Any pre-commencement conditions must be agreed with the agent/applicant before the permission is granted.
