Homeowner pre-application planning advice
Our pre-application service offers written advice from our professional officers before you submit an application.
As part of the pre-application advice service we provide:
- a written response which will be considered against any subsequent planning application
- indicate how an application will be judged
- information on key planning policies and previous planning history
- informal comments and guidance
- help on how to submit a complete and accurate application for planning permission
The pre-application advice will be taken into account, but it cannot guarantee that planning permission will be granted. If pre-application advice is not sought or the advice given is not followed, planning applications are likely to be determined without negotiation.
Householder pre-application advice covers the following:
- extensions
- alterations
- outbuildings
- change of use (no floor space created)
To submit an application for advice:
Use the eform, we don’t accept emailed or postal requests.
We’ll need a site location plan, clearly showing the site and the proposed development.
It'd really help us if you could also include:
- block plan showing the proposed development
- proposed and existing elevations
- proposed and existing floorplans
- photographs
- any other relevant information
How much it costs and how to ask for advice
We offer 2 options for you:
Pre-application advice for householders – written response only is £141.70 (including VAT).
Pre-application advice for householders – written response and meeting is £283.40 (including VAT).
