  • cannot be a Listed Building or in a Conservation Area.
  • a written description of the proposed development
  • the developer's contact address
  • the developer's email address and if the developer is content to receive communication electronically
  • correct fee
  • information in regard to the “provision of adequate natural light to all habitable rooms”
  • drawings prepared to an identified scale and showing:
    • a plan which is drawn to an identified scale and shows the direction of north, indicating the site and showing the proposed development
    • a plan which is drawn to an identified scale and shows the existing and proposed elevations of the dwellinghouse(s)
    • a plan which is drawn to an identified scale and shows the existing and proposed floor plans indicating the dimensions and proposed use of each room, the position and dimensions of windows, doors and walls
  • where the existing building is 18 metres or more in height provide a report from a chartered engineer or other competent professional confirming that the external wall construction of the existing building complies with paragraph B4(1) of Schedule 1 to the Building Regulations 2010 (S.I. 2010/2214) to the local planning authority

Paragraph B4(1) provides that the external walls of the building shall adequately resist the spread of fire over the walls and from one building to another, having regard to the height, use and position of the building

Where the development meets the fire risk condition, the developer needs to apply to the LPA with respect to the additional issue of "the fire safety impacts on the intended occupants of the building". In addition, where the application relates to the above additional issue:

The developer now needs to submit "a statement about the fire safety design principles, concepts and standards that have been applied to the development".
